ZONING: There is no traditional zoning in most of the County. This area is considered County Rural Area, and any proposed use would need to go through the appropriate zoning clearance - residential, commercial, special use, major development, and/or home occupation. - You are allowed to build single-family dwellings. Mobile homes are allowed with Mobile Home Zoning Clearance. In order to move a mobile home onto your property you would need to first get a Mobile Home Permit from the Taos County Planning Department. The only instance in which an RV is allowed is with an active building permit. You can temporarily live in an RV if you have an active building permit with Taos County for up to 6 months while you are building a house. There is a possibility that you can get an additional 6-month allowance to live in it as long as you can show our building department that you are making progress on your building permit. If you want to come out for the weekend, again, there is probably no issue, but if you want to install an electrical hookup, then you will need an address for the utility, and Taos County will not provide an address for an RV. To get an approved septic system from the New Mexico Environment Department, as traditional septic requires a minimum of ¾ of an acre. There are other options such as closed vault, but apparently, those need to be pumped far more often. Many people will buy adjacent 0.25-Acre parcels and consolidate them. There is no size requirement as long as you can meet the county's setback requirements from property lines which are: Front yard setback: 20 feet, Side yard setbacks: 10 feet, and Rear yard setback: 10 feet and lot coverage requirement which is 60%. Should also check if there are deed restrictions. Taos County would not enforce deed restrictions but it is something to be mindful of.
