Sunshine Valley Ranchettes is a mostly undeveloped subdivision near Deming in Luna County, New Mexico. This is a pretty area with fantastic mountain views.

This is in a peaceful area just east of the Florida Mountains. You will enjoy tremendous views of those mountains.

This area offers a warm sunny climate, affordable land, low taxes, many natural, cultural and historical attractions and easy access to several transportation routes. The surrounding mountains, state parks and national forests offer hiking, camping, biking, hunting and many other outdoor recreational opportunities. Cell phones worked almost everywhere when we were there. These lots are zoned residential for single family residences. You can RV for up to 30 days each year. There are no association fees or dues. Taxes are around $15 per year per lot and are current. There are no liens, taxes, or encumbrances due on the property.

NOTE: 0.5 acre lots may now be buildable. You can combine these two lots to have a property large enough for a residence with a conventional septic system. You can also choose to keep them as two separate half acre lots. Properties that are too small for a conventional septic system may now be buildable using advanced treatment systems or other options. To determine whether a property smaller than of an acre can qualify for a residential build, please consult a liquid waste professional regarding the specific property that you are considering for purchase. You still will need a water well if you are not connected to a municipal water supply, and this is possible with a 0.5 acre lot if conditions are right for a water well and for an advanced treatment system. You may also be able to use a well jointly with another land owner. For more information specific to Luna County you can call the county building and planning department.
