Lot Description

The local Navajo Indians call this area...Nahata Dziil, Az.

Nahata Dziil, sometimes written Nahatadzill is a Chapter situated in Apache County, Arizona. It is one of the Chapters which make up the Fort Defiance Agency, one of five agencies which make up the Navajo Nation. In 1991 it became the 110th and final Chapter of the Navajo Nation.

The property in question sits adjacent to this improved community only a few miles south of Sanders, AZ off highway 191.

Private Land for Sale by Owner.

How close can you come to a Navajo Indian residential subdivision. Well, how about right on the boundary. Yes, this subdivision was created by the Navajo. Roads, power, phone and homes built by the Nation for their people. This 5 acre property is right there. With a little research I bet one could get permission to tap into their water and power should you choose to build. There is no time limit to do so, however in the meantime one could use the property to camp, live and just enjoy the open abundant views of this land so filled with tales of the southwest. This is Indian country and there are plenty of deer and antelope meandering the countryside.

I prefer to take an all cash payment for this property at However, if you can't lay out that kind of cash now, I can take at least as a down payment plus a doc fee and I will finance the balance of for up to 2 years with payments of a month which will include property taxes. After the 2 years the property will be deeded over to you 100%. In the meantime you can make minor improvements at your own expense provided of course all of which has the required permits if necessary. Keep in mind, should you default, all improvements will go along with the property and will revert back to me, the owner. Any camping whether in an RV, Trailer, or Tent must meet the approval of the county including the time limits set forth by them.

If you want to purchase this land as an investment then this would be a wise move. Or, if you plan to develop it then there are many possibilities to consider.

1) The property has good access right up to the foot of the property.

2) The adjacent Indian subdivision I would assume has all the utilities in place, like water, power, phone (not sure if they are on septic or if they have their own sewer system).

3) With a little leg work one could find out who to get in touch with to work something out allowing you to tap into their utilities.

Or

1) Put in your own septic system, power source and drill your own well.

2) Live off the grid and have your own solar cells, water storage tanks, and some approved compost toilet.

3) Or simply drive up and park in your RV, Trailer or Camper and enjoy you own land for however long the county allows says.

All you need to do to get the paperwork started is call, ask for me. I am the President/CEO and I've been selling vacant land over the internet going on 23 years now. All properties listed here under thelandsite are owned by me and have no outstanding mortgages, deeds of trust or any other encumbrances. Taxes are current as well and there is no HOA or POA on this property.
